Melbourne stage four restrictions: Can you move house in lockdown?

Moving house during stage four lockdown is still permitted for Melbourne residents who have made arrangements to relocate over the next six weeks.

But question marks still remain over whether they can move if they hadn’t already signed a contract before the latest restrictions.

The Department of Health and Human Services website confirms people with plans to move to a new primary place of residence can still do so within curfew hours between 5am and 8pm, while wearing a face covering.

Those with arrangements in place to move house during stage four restrictions can still do so.

Premier Daniel Andrews flagged further announcements regarding real estate in his Monday press conference.

“I don’t want to see people not able to settle on their home,” Mr Andrews said.

“I don’t want to see people who are supposed to move from one place to another because the lease has run out unable to do so.

“I think the answer will be ‘yes’ if you’ve got a contract, an arrangement in place.”

A state government gazette has confirmed Melburnians can leave the state or country for relocation purposes.

It is also clear they can move if the premises they usually reside in is no longer available for them or no longer suitable for living in.

The Herald Sun has asked the Department of Health and Human Services for further clarity on whether Melbourne residents could move house if they haven’t already made contractual arrangements to do so.

More information has also been sought about whether city residents can relocate to a new home in regional Victoria, inspect a property before settlement or hire removalists.

Collings Real Estate head of property management Caleb Pikoulas said there were more than 20 people moving into rentals with his agency this month.

“It’s our understanding you can still move in and out, and if you have a lease agreement on hand you can use that as proof of your moving date,” Mr Pikoulas said.

“But what we’ve done this week is handed out keys to tenants earlier than their start date and allowed them to move in before Wednesday night restrictions take place.”

Those without contractual agreements should wait until further announcements before choosing a move in date, he added.

Real Estate Institute of Victoria chief executive Gil King wrote to industry members that confusion on restrictions still reigned and discussions with government authorities could last until “late afternoon on Wednesday”.

The location of this Highton property attracted multiple buyers.

Six bidders eager for a slice of old Highton real estate contested the auction of a much-loved family home offered for the first time in 75 years.

The modest three-bedroom house at 4 Lichen Grove sold under the hammer for $710,000 on Saturday.

The location of the 1012sq m block, within walking distance of Highton Village and the Barwon River, drove strong interest, Barry Plant, Geelong agent Mitchell Falzon said.

Mr Falzon said the competition showed Geelong buyers were still out there and keen to purchase, even in the face of tougher coronavirus restrictions.

He said the Geelong buyers, who plan to rent out the property for now, couldn’t pass up an opportunity to purchase in the tightly-held location.

The three-bedroom house was offered for the first time in 75 years.

The bedroom window frames garden views.

“The street is one of the best streets in Highton, it’s on the top of Geelong and everyone loves the views,” Mr Falzon said.

“Everyone saw value in the land.”

“(The buyers) just saw it come up in Lichen Grove and thought they had better grab it because they don’t come up very often.”

The big backyard offers lots of space to play with.

The weatherboard house has a loungeroom, kitchen/meals area and one bathroom but the large backyard was perhaps its biggest attraction.

It was listed with a price guide of $650,000 to $715,000.

Luxury Longueville home comes with everything, even an indoor pool

Make a splash – 29 Arabella St, Longueville.

When it comes to upper north shore suburbs, not only is Longueville one of smallest, it also has the biggest median house price.

Latest data from realestate.com.au puts that median at $4.35 million, which represents an impressive five-year growth of 46 per cent.

There have been a handful of big sales in the suburb this year well above this median,

The suburb’s residential price record was set in 2018 with the sale of 28 Lucretia Ave, for $11.88 million.

Arabella St keeps good company with Lucretia St – together they dominate the suburb’s top 10 sales list.

This beauty at No. 29 is a perfect example of why it is one of the most sought-after streets in Longueville.

There has only been one sale in Arabella St this year, even though it is home to almost 130 properties, according to CoreLogic.

Contemporary style.

Cosy up in style and look at the view.

Soak it up.

Brent Courtney, of McGrath Lane Cove, said the 795sqm property occupied a prized position in the street, with views that stretch from Woodford Bay to the Harbour Bridge and beyond.

“I think it’s one of the best views in Arabella St,” he said.

“It is the most phenomenal view on a nice day and you should see it at night – it gets better.”

Mr Courtney said the current owners, who bought the property in 2002, built a brand new home about 15 years ago.

The contemporary design features extensive use of glass, timber and stone, and capitalises on the amazing view.

Make an entrance.

The rear terrace and gardens.

The kitchen.

The extensive list of features make it ideal for buyers of all types, from families to downsizers.

Those features include a media room with gas fireplace, covered dining area in the rear garden, gas kitchen with Ilve appliances and Zip HydroTap, ducted airconditioning, undertile heating and an internal elevator.

Formal dining.

Sweet dreams.

What a view!

Literally nothing has been missed – right down to the indoor heated pool with swim jets, spa, sauna, gym, wine cellar and cool room.

And it is only 10 minutes to the heart of the Sydney CBD. The property is due to go to auction on August 15, at 3.45pm, with a price guide of $8 million.

David Waterhouse’s Darling Point apartment hits market with hopes high of deal on $50m waterfront

The view from David Waterhouse’s apartment in Santina, at 19/85 Yarranabbe Rd, Darling Point.

The Darling Point unit of David Waterhouse, son of the late bookmaking legend Bill Waterhouse, has hit the market with hopes high of an imminent deal on the $50m mansion he owns with his estranged wife.

Jason Boon of Richardson and Wrench Potts Point and Daphne Sauvage of Sotheby’s both posted Instagram posts yesterday revealing the stunning three-bedroom, two-bathroom apartment had hit the market.

The guide is $5.5m to $6m.

Just three images are available currently, but they indicate the apartment in Santina at 19/85 Yarranabbe Rd has had a recent dramatic internal fit-out.

The listing comes as Waterhouse, who split with wife Janette three years ago, believe they’re close to a deal on their Elizabeth Bay waterfront trophy home Tresco, which remains on the market as an open listing with $50m price hopes.

“The owners are expecting a sale soon,” says Jaime Upton of Sotheby’s. “There’s been a lot of activity.”

The price guide is $5.5m-$6m.

The available pictures show stylish interiors.

Property records show Waterhouse, the former options trader and art collector and now long estranged member of the horse racing family, purchased the apartment in the popular 1957-built block in 2014. It’s understood he paid about $2.5m back then.

It was only last May that Waterhouse had a run-in with his neighbour, Double Bay travel agent Fay Cohen and her magician husband Garry Cohen over their yapping cavoodle, Fifi. The Cohens are understood to have now moved out.

And it’s not as if Waterhouse is heading to the $12.5m Rose Bay mansion Villa Biscaya, that he and Janette have purchased from Rob Gregg, the founder of medical supply firm Mondeal Aesthetics, and his wife, Elaine.

That’s destined to one day be the future home of Janette.

The Wentworth Courier wrote in February that the circa 1929 Tivoli Ave home — designed by architect Alan Edgecliff Stafford in the Spanish Mission style — had sold after five years on the market with Upton. It’s rumoured to have sold for close to $12m, but doesn’t settle until next January.

The Waterhouses believe they’re close to a deal on $50m Tresco, at 97 Elizabeth Bay Road, Elizabeth Bay.

It has impressive waterfront facilities.

Meanwhile, the Waterhouse’s long-held trophy home Tresco, has been on the market since their separation nearly thre years ago,

It was built in 1868 and designed by Victorian architect Thomas Row.

The colonial mansion was bought by the Waterhouses in 2004 for $11 million and was extensively renovated soon after.

It’s on 3300 square metres and has impressive waterfront facilities and a tidal swimming pool.

“It’s a developer’s own home so it’s got a little bit of everything sexy in there,” said selling agent Scott Swingler, from Space Real Estate – Cottesloe.

“The amazing swimming pool on the second storey is on stilts from the ground below. It’s effectively a ‘sky pool’. You can walk out from the kitchen and float in the pool and watch the surf at Trigg Point. It’s a really interesting way to build a pool.

“There’s an amazing rooftop entertaining terrace that takes advantage of the position and outlook of the home.

“The owners were very tireless and persistent in tweaking the development codes to allow that to happen, so it’s not the sort of thing you could replicate.

“It really is a one-off.”

With four bedrooms and three bathrooms, the property at 4 Mettam Street, Trigg offers a flexible floorplan with separate zones, a guest suite and a generous theatre room.

Additional features include a scullery and glass-fronted wine cellar, which serves as a striking feature from the stairwell.

Mr Swingler is taking offers from the low $3 millions.
