A New York-inspired warehouse conversion in Byron Bay has sold for $1.8 million following hot interest among metro buyers.
A Sydney buyer looking for a regular coastal getaway snapped up the unique industrial residence, the first of its kind in the seaside hotspot.
“We haven’t seen anything like this in Byron before,” said Braden Walters, principal of Belle Property – Byron Bay/Lennox Head.
The former warehouse manager residence was transformed by the vendor, a builder who used his skills to give the space a dose on New York cool.
Polished concrete floors, exposed hardwood timber beams and high vaulted ceilings hit all the right notes for metro buyers.
“There was a lot of interest from buyers in Paddington and Surrey Hills where they’re used to these kinds of warehouse conversions,” Mr Walters said.
“It’s the perfect lock and leave holiday home.”
Listed for $1.75 million – $1.85 million, the bright, spacious 251 sqm layout has four defined spaces including an open kitchen, entertainment deck, garden and a loft area.
Alongside the residential component is an adjoining 182 sqm commercial space with kitchen, bathroom and a private courtyard.
A double lockup garage and extra parking space formed part of the deal which was done last week, the contract signed within 10 days of hitting the market.
With the Habitat retail precinct nearby as well as Stone & Wood Brewery, the light industrial hub, northwest of the town centre, is fast becoming a popular place to be, Mr Walters added.

About 6 percent of new single-family homes are built for the purpose of being rented out, which would yield roughly 700,000 new single-family units being constructed over the next 10 years, a number well short of current demand, according to RCLCO Real Estate Advisors.
NOT in a million years did Susanne Nicholls think her little dog Squid, a Brussels griffon, would end up with a worldwide following of almost 400,000 when she started an Instagram account so relatives in the UK could keep up to date with their family’s cute new pup.
“I started Squid’s Instagram (@squidthegriff) after my sister suggested it. My initial reaction was ‘she has to be kidding’, I mean, only crazy people have accounts for their dogs … right?,” she says.
“But with my husband’s family living in the UK, it did make sense to use it as a way to update them on our newest family member.
“After six months, I posted a photo of Squid looking like he was a fluffy head on stick legs (pictured top right). Within 24 hours after posting, the ‘Dogs of Instagram’ page shared the photo and tagged us. After that, Moby, Jon Cena, Lili Reinhart and other large accounts have also shared photos of Squid.”
Along with Squid, 3, Susanne and husband Sam now have Pretzel, 1, another Brussels griffon, to keep them and their thousands of followers entertained.
Dressing up the pups in too-cute outfits, such as Squidmite jar and toast, is all part of the fun
“I love any outfit of Squid wearing mini Converse Chuck Taylor shoes,” Susanne says. “The shoes we use are actually keyrings, but because Squid is so small they are the perfect size for him.”
Squid’s Instagram has led to incredible opportunities along the way.
“We launched a Squid merchandise range and we have worked with brands such as Universal Pictures, Dyson and TikTok. Every day I am so appreciative that a small dog from Adelaide has brought such happiness to so many people.”
NAME Susanne Nicholls
AGE 31
WORKLIFE
For most of my professional career, I have worked in various positions in human resources. In my spare time, I also run the Instagram account for my pet dogs, Squid and Pretzel (@squidthegriff). Never in my wildest dreams would I have thought that I would be managing a merchandise range and dogs Instagram account! It sure is a world away from my day job.
CAREER HIGHLIGHTS/BEST KNOWN FOR …
Being ‘Squid’s mum! I have run Squid’s Instagram page for just over two years and I have been lucky to grow a following just short of 400,000 followers. A highlight, which I am still pinching myself over, is that @Instagram posted about Squid in their #weeklyfluff feature which has received over a million likes and 32,000 comments. It is amazing to see how many people Squid has touched and made smile, not just in our house, but all over the world.
I’VE LIVED IN MY HOME FOR …
Three years.
MY HOME IS A …
1920s bungalow.
I LIVE WITH …

I LOVE MY HOME BECAUSE …

Replace the corrugated ceiling in our kitchen/dining area and hatch a plan to prevent my plants from dying.
MY DECORATING STYLE IS …
As things I have accumulated over time. On reflection as I look around, it appears that I’m attracted to blue things. This wasn’t intentional … and I might need to reign it in before things get out of hand!
RECENT PURCHASE
A fiddleleaf fig which almost immediately started dropping its leaves … things aren’t looking good.
I COLLECT …
Artwork of my dogs. We are lucky enough to be gifted so many beautiful pieces of art of Squid and Pretzel from talented artists all over the world. I am still needing to find the perfect wall for them all to hang, but as there are so many, this might need to wait for our next house.
FAVOURITE ROOM
My favourite part of our home is the bathroom which we stripped and renovated about eight months ago. We must have visited every tile shop in Adelaide before we finally settled on black and white heritage tessellated tiles. I’m very happy with them!
WHEN WE FIRST MOVED IN …
The house was previously a long-term rental property so ‘low maintenance’ was the name of the game and the garden was completely paved. It was a fun project to create our little paradise, complete with a dedicated spot to hang my hammock on those warmer days!

From castles to resorts – more dream homes
Historic church’s impressive transformation
Reverend Neil Mathieson and Reverend Dr Ruth Mathieson bought the land in 2011 and in 2012 set about building their dream home – a medieval style stunner featuring plenty of exposed timber, soaring ceilings, exposed brickwork, cathedral-style windows and wrought iron.
“We were looking for a block of land and then we stumbled upon this and just thought it was amazing – we wanted to build something interesting on it,” Rev Mathieson says.
“We were at the Gumeracha Medieval Fair and we bumped into Timber Frames of Australia who had a stall up there and they do medieval framework and we just went ‘yes, let’s work with these guys’.
“I love Grand Designs and I love where they’ve done a big barn conversion but here we’ve been able to start from scratch but still have all the aesthetics of that time.”
The main frame was erected in December 2013 and the home was completed in 2016 – a process that was actually followed the very program Mr Mathieson had taken inspiration from – Grand Designs Australia.
“Like all Grand Designs properties, we just had setback after setback, so what was supposed to be a 12 month build turned into almost five years,” Rev Mathieson says.
“We’d never been in a home like this – some of the ideas came from some of the episodes from Grand Homes Australia.”
The home sits on a 780sqm allotment, offering three levels of luxe living, featuring up to six bedrooms and boasting a light-filled living area with a soaring cathedral ceiling.
Large spotted gum timber beams are a standout feature and add character, and the home is topped with red cedar shingles.
Its 5m-high arched window offers sweeping views to the coast.
“The timber frame, that’s what’s holding the house up, that’s the main skeleton and that was all done up in the Adelaide Hills,” Rev Mathieson says.
“When people come here, their reaction is generally “oh, wow!”
“We are very happy with it and I’m sad to be selling it – there’s a lot of me in that house.
“One of the things I love most about it is because it’s got so many natural products in it, it feels very restful. It’s just beautiful to sit in in the evenings.
“I looking back into the house from that large front window and looking at all the junctions of timbers – it’s just beautiful.
“It’s really nice to live there because it’s got lots of different areas, so with kids, you could retreat when you wanted to and there are lots of spaces to go.”
The home is on the market through Alpha Residential’s Tony Caruana and Samantha McKee.
It will be auctioned on Saturday, September 5, and has been listed without a price guide.
