LUXURY Brisbane home builders Graya™ and Frank Developments are delving into the world of multi-residential development.
Teaming up with friend and industry peer Frank Licastro, brothers Rob and Andrew Gray are set to create ‘Maison’ — a landmark building in New Farm, comprising just five exclusive sky homes.
The trio say they have naturally transitioned into the multi-residential space as they saw a gap in the market to create considered residences with the same characteristics of a home in addition to the lifestyle apartment living offers.
The property moguls spent two years scouring for perfect the site to bring their vision to life before finding 60 Moray Street.
‘Maison’ will have five, full floor, four-bedroom residences with direct lift access, an abundance of natural light and cross ventilation plus sweeping views of Brisbane’s skyline, river and New Farm.
The development has a private recreational deck for residences 1 to 4, which includes a swimming pool, sunbeds, a barbecue and alfresco and lounge spaces.
The penthouse will have its own private rooftop with a pool, barbecue area and open space for the owner to furnish to suit their needs.
It’s not the first time the three of them have worked together.
Frank Developments also collaborated with Graya to create the luxury home ‘Laurent’ in Paddington, which sold for $4 million last year.
“We have known each other for over a decade, since we started in the construction industry,” Mr Licastro said.
“We had been looking for the right site for well over two years and we found it on a beautifully square corner block in Moray Street, which allowed for three sides of light in our sky homes.”
Graya™ director Rob Gray said Maison’s location and design would make it a landmark building that people would recognise for years to come.
“We were so happy when we found our site,” Mr Gray said.
“The corner lot makes the floor plans extremely efficient and liveable, unlike many of the dark and compromised floor plans you see time and time again.
“We feel many people are missing the market by not truly delivering what their end occupant wants in regards to design and lifestyle. We have long careers ahead of us, but we know this will be a flagship project that we have put everything we have into.”
Lead agent Matt Lancashire of Ray White New Farm said the developers had chosen one of the best river roads in New Farm.
“Moray Street is such a sought after address that people will pay a premium for,” Mr Lancashire said.
Designed by architect Joe Adsett, Maison is set to offer apartment living with the same spatial qualities and character of a home.
The nature-inspired development has landscaped planting wraps, which cascade along the curved façade, providing privacy for each residence.
Development approval for the project was granted by Brisbane City Council last month without appeal within the Planning and Environment Court, which Mr Gray said was a reflection of the extensive community consultation undertaken in the lead-up.
Maison will be launching to the market in the coming weeks.
And we can expect more where that came from, with Mr Gray revealing Graya plans to go down the multi-residential path more often in the future.
Graya has built homes for Broncos captain Darius Boyd and his wife Kayla, former Wallabies captain Stephen Moore and rapper Example and his model wife, Erin McNaught, among other high-profile names.

ALMOST $80 million in prime main river real estate has changed hands on the Gold Coast in the months since the COVID-19 crisis began, with two major sales bumping up the tally this week.
An unnamed buyer has signed a contract, believed to be shy of the $8 million mark, on a prime riverfront holding at 1-7 Cannes Ave, Surfers Paradise.
The deal comes hot on the heels of the $12.5 million paid by a Melbourne couple for 249-255 Monaco Street, Broadbeach Waters which went unconditional on Tuesday.
Confidence at the top end of town is at an all time high, with local and interstate buyers lining up to stash their cash in bricks and mortar on the Gold Coast.
“We are having our best month in the past seven years,” said Amir Prestige principal Amir Mian, who closed the Cannes Ave deal with Alex and Victoria Fleri.
“We’ve done $52 million in sales in the last 10 days alone.”

The enormous 600 sqm house, built in 2000, is the biggest in Cannes Ave with 42.3m of Nerang River frontage on a 1658 sqm block bordered on one side by parklands.
Records show the property was sold by Fengliu Wu, who acquired the estate at a cost of $3.888 million in 2012.
Marketed as having future redevelopment potential, the prime parcel sits just up the road from the Cannes Waterfront Living project where 85 per cent of the 96 units have been sold as construction begins, with price tags ranging from $579,900 to $2.55 million.
“There was a lot of interest locally in [1-7] Cannes, as well as from Sydney and Melbourne, because it is a unique property with development potential,” said Mr Mian.
The recent sales add to a growing tally of $2 million-plus prestige properties directly fronting the Nerang River which were sold or settled between May and August.
Earlier this week, the $12.5 million contract on 249-255 Monaco Street established a new main river record, topping the $12.45 million sale of 15 Southern Cross Dr, Cronin Island in June.
A grand main river estate bordering the Gold Coast Botanical Gardens at 108 Cabana Boulevard, Benowa Waters was passed in at auction on Wednesday.
Two of the six registered bidders are now negotiating on the four-bedroom residence on 1833 sqm which has been listed for offers over $3.15 million.

In a post to social media this week, Graya said; ‘The use of intricate latticework, green veils, and a neutral colour palette will create a relaxing and aesthetically beautiful space’.
Records show the Boyds paid $1.205 million for the site on which the home is being built.
The home’s interior design will be done by Kayla herself, who has her own business, Row Interiors.
The Boyds are repeat clients of Graya’s, with their last home in Hendra also by the builder brothers.
But this house, which is predominantly white, is very different to ‘Hendra House’, which was black and striking in features.
The retiring Broncos legend and his wife sold the property at 78 Harding Street for $1.86 million earlier this year, just weeks before the COVID-19 lockdown.
