A 30-YEAR-OLD house on a popular Gold Coast street is under offer for well over the asking price following a week of intense interest.
The four bedroom unrenovated residence on 881 sqm at 27 Bob Barnard Drive in Tugun was the most-viewed residential property in Australia on realestate.com.au last week.
Buyers fell in love with the presentation at 27 Bob Barnard Dr, Tugun.
Almost 13,000 house hunters took a look online while more than 750 people physically inspected the property over four days.
“I had 243 separate groups view the property between Saturday morning and Tuesday lunchtime last week,” said Stewart Reed, principal of Stewart Reed Properties.
“I doubt I’ll ever see anything like that again in my real estate career, it was really something.”

Fresh coastal styling makes for an inviting bedroom.
That interest translated to 30 written offers with a local family eventually signing a contract for an undisclosed sum well over the price guide of $605,000 to $665,000.
The location, pricing and presentation all contributed to the appeal, Mr Reed said.
“Bob Barnard Drive is the premier street in Tugun,” he said.
“That property was listed for under $700,000 because it had not been touched in 30 years.
“We presented the property as beautifully as possible but sent a message to the market that we will transact and it’s really up to the buyers to fight it out.”
The 881 sqm block includes a pool and backyard area.
Alongside keen interest from renovators, Mr Reed said the staged presentation attracted a group of buyers willing to pay more than $700,000.
“This bunch of buyers felt the property was so beautiful they didn’t care that the house was 30 years old because they fell in love with the presentation,” he said.
“We got a response and a sale price which has left the sellers smiling.”

Mr Reed said there was a build up of selective buyers in the marketplace who are only interested in properties which are presented and priced to sell.
“There is a pool of buyers that is building up because they are only buying properties which are impeccably presented or well priced,” he said.
“Even in a cautious market like this, buyers will step up to part with money if they believe they’re getting the best buy or the perfect solution to their lifestyle with nothing left to do.”

SOUTHERNERS may find it difficult to rent in Darwin with vacancy rates nosediving as tenants snap up Top End properties.
According to research from Raine & Horne, Darwin’s average rental vacancy rate dropped to 2 per cent in July from 4 per cent.
Raine & Horne general manager Glenn Grantham said the majority of his interstate inquiries were for rental properties, which were dropping off the market fast.
“With our vacancy rates at virtual zero the challenge is to find suitable rental housing for our new arrivals, many of whom are coming here initially as tourists,” he said.
Mr Grantham anticipated many southerners would make the move to the Territory, with many intrigued by the NT’s COVID-19 response.
“We believe many will seek to settle in Darwin to avoid the ongoing impact of the COVID-19 pandemic,” he said.
“Historically, many people move to the Territory after they identify the opportunities here, including the ability to buy or rent a terrific home for a very affordable price.”

After working in marketing roles for seven years, Natalie Paraskevopoulos decided to go out on a limb and start her own agency.
The 29-year-old initially started working as a real estate agent before moving into marketing positions within the fitness industry.

Sydney builder Andrew Bishop has listed his luxurious inner west terrace following an extraordinary transformation of a derelict dump.
Mr Bishop who owns Arthouse Projects purchased the Day St property at Leichhardt in 2012 for $825,000 as a rundown shack.

Belle Property Annandale associate director Simone Azzi has set a $2.3 million price guide for the property and plans to take it to auction on August 22.
The terrace has a contemporary design, bright interiors and flowing spaces. Character features such as high ceilings, fireplaces and French doors have been kept and revitalised by Mr Bishop.
Ms Azzi said the property was perfect for buyers after an eastern suburbs style terrace without the price tag.
“This is not your typical inner west terrace, it feels very Paddington or Woollahra with its style and look,” she said.

Now it has a marble island bench and an integrated fridge.
As a result, Ms Azzi expects buyers from the lower north shore and eastern suburbs will take strong interest in the Day St terrace.

“The terrace is also perfectly located within walking distance of everything the inner west and Leichhardt is known for.”

Villawood’s Sherwood Grange estate in Sunbury’s Emu Bottom precinct.
Super-sized blocks of up to 2900sq m will be offered for sale at a Sunbury housing estate from August 1.
Featuring 300 lots at an average 800sq m, and none below 500sq m, the Sherwood Grange estate in the Emu Bottom precinct is being developed as a hub for larger, bespoke homes.
At present, Melbourne’s average lot size in new housing estates is a little less than 400sq m.

Villawood Properties chief executive Alan Miller said about 100 people were already interested, despite just 10 lots planned for the first land release.
“There are buyers who have been waiting a long time for this land,” Mr Miller said.
“That part of Sunbury has always been pretty desirable, so we have deliberately gone for big blocks for second or third-home buyers.”
The estate will embrace its tree-lined and undulating landscape.
Mr Miller said he expected “different, custom or premium” homes to fill the blocks.
Sales commence August 1, with most buyers tipped to be families with children in school or university.
The development is in part of the Emu Bottom recreation area, named after the nearby Emu Bottom Homestead — one of Victoria’s oldest properties, dating back to the 1830s.
Estate plans will focus on embracing the environment including parks, wetlands and waterways, and it will have direct access to the Jacksons Creek Landscape Reserve.
The estate will also feature rural outlooks.
It is expected to take six years to complete, with plans to retain many of the existing trees as well as its gently sloping rises that will afford striking rural views.
It is one of three estates Villawood Properties is building in the Sunbury area, where the population is forecast to triple in the next 15 years.
The developer’s nearby Redstone estate commenced civil works in July, with underlying infrastructure for the first two stages of the 2500-lot project now underway.
The first home sites are due to be titled next year.
Sherwood Grange is tipped to feature 300 homes once completed.
Sherwood Grange lots are expected to be priced between $389,900 and $520,900.
