Real Estate

No. 9 Bayview Cres at Henley sold after 53 years.

A home on Sydney Harbour built in the 1960s and never lived in has sold at auction for a whopping $445,000 above expectations.

The Bayview Cres home is a time warp with the interiors and fixtures all original from when it was completed in the Swinging Sixties.

It sold under the hammer on Saturday for $2.945 million, after a whopping 18 bidders turned up to have a crack.

This followed a spirited auction that saw bidding get under away with a $1.9 million punt from a family after a blank canvas. From here, bidding moved up in $100,000 increments until it surpassed $2.5 million.

Ray White Gladesville sales executive Joseph Mazar said feedback from the 70 plus groups that looked at 9 Bayview Cres had only been around the $2.5 million mark.

“Feedback during the campaign was up to $2.5 million, so it’s an incredible result,” he said.

The property had been in the same family for 53 years after the vendor’s mother won the house in a Catholic Church lottery with a ticket that cost two shillings in 1967.

The living and dining room has an old school heater.

Prized water views are on offer.

“The vendor’s mum won it and it’s all original, even the oven is basically new and has never been used,” Mr Mazar said.

Despite being passed down to the vendor from their mother, Mr Mazar said no one has lived in the house during the 53 years of ownership.

“It’s like a time capsule. This house is very rare, it’s one in a million,” he said.

The original home is made from full brick and features three bedrooms, plus a bathroom. It is at the end of the a cul-de-sac and has impressive city and Wallumatta Bay water views.

The bathroom has a pink and black colour scheme.

The kitchen is a complete time warp, with it having an old school oven and gas stove that has never been used. The living room features a 1960s electric heater, while the bathroom has pink fixtures and black tiles.

The house remains in good condition after all of these years and appealed to buyers after a blank canvas. It also retains character finishes including original floorboards, high ceilings and windows.

A local couple after a prized Henley was the successful buyer at the auction.

A divine church conversion is one of Melbourne’s most heavenly homes for sale.

The striking facade to 135 Richardson St in Middle Park is almost completely unaltered since it was first built in the 1880s as the Church of Christ.

The front section of the former house of God is now for sale as a sleek four-bedroom pad with a $2.5-$2.6 million price guide.

A grand entrance to the church conversion.

Modern features in the living room.

Greg Hocking Holdsworth agent Peter Zervas said it was the only residence of three inside the church that included spectacular old-world features.

An old church entrance, soaring high ceilings with original timber beams and stained glass windows are some of the glorious features.

“It’s a once in a generation opportunity to have a house with this kind of facade … the homes at the back of the property don’t have the same church feel,” Mr Zervas said.

“Another highlight is the sheer size of internal living, which is about 250sq m including a huge living area and four large bedrooms.”

Timber beams and stained glass windows in the main bedroom.

A second living area could become a home theatre.

Church features blends seamlessly with the modern fit-out.

A modern kitchen with Calacatta marble benches and a sophisticated stone fireplace are highlights of the expansive open-plan domain.

The main bedroom includes timber beams on the ceiling, a luxe ensuite and a balcony with glimpses to the bay and city.

Another bathroom has been appointed with African gold granite surfaces.

There are four bedrooms at the home.

Multiple living areas add extra appeal.

Mr Zervas said the vendors had made a number of minor updates to the home during the past five years, which included sprucing up the front courtyard as an outdoor entertainment area.

CoreLogic shows the property sold for $1.78m in 2015.

It’s now for private sale via and expressions of interest campaign.

6 government support payments tenants can access during COVID-19

Many Australians are facing tough financial situations after coronavirus lockdown laws forced some industries to shut down, causing widespread job losses.

For tenants who have been stood down from work, paying monthly rent and bills has become a struggle, leaving some with no choice but to seek more affordable living arrangements.

The federal government introduced wage subsidies in the form of JobKeeper and JobSeeker payments in March, which have gone some way in helping struggling tenants stay in their homes. These supports were due to expire at the end of September but have been extended in light of the ongoing health crisis.

1. JobKeeper payment

The JobKeeper Payment scheme is a temporary wage subsidy for businesses significantly affected by the health crisis. Eligible employers, sole traders and other entities, including non-for-profits, that have been forced to stand down staff can apply to receive $1,500 per eligible employee per fortnight to keep them in a job.

On 21 July, the federal government announced changes to JobKeeper including an extension through to 28 March 2021 based on hours employees worked in February. However, payments will be reduced and paid in two tiers.

The higher tier pays $1,200 a fortnight until 3 January 2021, after which it will reduce to $1,000 a fortnight. The lower tier pays $750 a fortnight until 3 January 2021, after which it will reduce to $650 a fortnight.

These changes do not impact JobKeeper payments until after 28 September 2020.

Keep in mind that individuals cannot be on both JobSeeker and JobKeeper, only one or the other.

2. JobSeeker allowance and coronavirus supplement

In March, the federal government renamed the Newstart unemployment payment to JobSeeker and added a $550 fortnightly supplement, effectively doubling the rate, to support those seeking employment during the pandemic.

On 21 July, the Prime Minister Scott Morrison announced that from 27 September until the end of 2020 the $550 fortnightly supplement will be cut by $300 to make the overall fortnightly payment $800.

There are new conditions attached to the renewed scheme.

This applies to those on the following payments and will be put in place automatically:

  • Youth Allowance
  • Parenting Payment (Partnered and Single)
  • Austudy
  • ABSTUDY (Living Allowance)
  • Farm Household Allowance
  • Special Benefit recipients

3. $300 coronavirus-test isolation payment for Victorians.

The Victorian government has made one-off payments of $1,500 available to workers who are unable to work during their isolation, have no income during this period, and are not entitled to any paid sick leave, special pandemic leave or other income support.

The government will now extend the scheme to ensure that as soon as a person is tested for COVID-19, they will be eligible for a $300 support payment – as long as they meet the eligibility of the existing scheme.

Premier Daniel Andrews said the $300 payments aim to keep people at home when they are feeling unsell because “no one should be making the choice between their health and putting food on the table.”

Individuals in close contact with someone who has tested positive to COVID-19 are also eligible for the payment.

4. Early access to superannuation

Eligible Australians financially affected by coronavirus can access up to $10,000 of their superannuation early. Individuals can apply online via myGov to access superannuation before 31 December 2020.

There is no tax payable on superannuation released under this temporary arrangement and Centrelink or Veterans’ Affairs payments will not be affected.

5. Rent Assistance

Rent assistance is a pre-existing welfare payment available to eligible tenants who need extra support to cover their rent.

The rent assistance amount depends on how much rent the individual pays.

It’s important to note that this rent assistance doesn’t cover those living with their parents in a self-contained residence, which includes granny flats or caravans.

6. Utility provider support

To help with basic utility bills, most providers of gas, electricity and water can put individuals on a payment plan, which can be arranged over the phone.

Bargain buy: Stirling North railway cottage listed with $79,000 price tag

The Stirling North property at 26 Paltridge Avenue is listed with a $79,000 price tag. Pic: realestate.com.au

It looks rundown from the street and resembles a dilapidated Barbie dreamhouse inside, but would you consider buying this timber-framed railway cottage for just $79,000?

The Stirling North property at 26 Paltridge Avenue, which is about 7km east of Port Augusta, is offering househunters a bargain buy.

Look past its dull and tired pink and purple walls, worn flooring and crumbling kitchen cabinetry and it has some decent renovation or redevelopment potential.

Port Augusta First National principal Michael Rowbottom said it has remained vacant for at least a year but before that had been used for almost 60 years.

“It’s a 1957-built railway cottage,” he said.

“People used to live out there and work on the railways.”

While it is in desperate need of some tender love and care, Mr Rowbottom said it offered the perfect opportunity for some househunters.

“It might be somebody wanting a cheap buy,” he said.

According to property records, the house last sold in November 2009 for $110,000.

On a 718sqm block, the residence has two bedrooms and an additional two sleep outs.

An archway joins the kitchen and lounge room, while a laundry and bathroom are at the rear of the property.

It also has a wraparound front veranda, as well as a shed and water tanks in the backyard.

Mr Rowbottom said anyone who wanted to renovate or detonate the house would need to do so carefully as it contained asbestos.

Promising Newtown two-bedder on big block beats price hopes

32 Craigie Rd, Newtown attracted three bidders at Saturday’s auction.

AN unrenovated house in Newtown’s river precinct has beaten price hopes after three bidders chased the chance to unlock its potential.

The flexibility of the two-bedroom brick house on a 741sq m block at 32 Craigie Rd attracted buyers looking to move, invest and develop.

Newtown agent Graeme Taylor said the investor just edged a former Geelong man hoping to return to his hometown.

The buyer paid $755,000 for the property, which was listed with price hopes of $695,000 to $730,000, at Saturday’s auction.

“They were competing against a developer, who put in a couple of bids, and another gentleman from Geelong that has been down in Melbourne for years and was coming back,” Mr Taylor said.

“Unfortunately they missed out by $1000.”

The property is just moments from the Barwon River.

The loungeroom has views over Highton.

There’s room to update the kitchen.

He said the house, just a few doors down from the Barwon River, had been leased for the past 25 years and offered lots of scope for a redesign.

The modest floorplan includes a loungeroom, open-plan kitchen/dining area and a bathroom.

“It was a traditional cream brick home, they are built very well and it had a lot of potential,” Mr Taylor said.

“We had a long rental history with it.”

The large backyard attracted one developer.

A number of townhouse developments have popped up in that area of Newtown in recent years.

He said with Barwon River walking and cycling tracks and a number of schools on the doorstep, it offered big lifestyle benefits.

“I have been selling down there for 30-odd years and I have always loved that part of Geelong,” he said.

“In more recent times it is becoming more popular.”
