What Aussies do when they’re home alone

The couple had two small children in tow when they moved into their home in 2011, after returning to Australia from a stint working overseas.

In 2012 and 2016 they undertook renovations to the architect-designed, three-level home that has a sought-after northeast aspect and spectacular views across Middle Harbour.

Fast forward to 2020 and the couple have added another two children to their brood.

They have loved every moment of living in their Weemala Rd home, and are deeply attached to the local community.

They don’t plan to leave the suburb when they sell, but are hoping to try their hand at a larger building project.

“We wanted a house with space and a yard and a pool, and this house has been perfect,” Mrs Novakovic said.

“It’s really light and warm throughout the year, and the versatility of the space has made it great with the kids.”

The other big test came during the recent COVID-19 lockdown.

With a gym set up in the home’s lower level, the pool gas-heated for all-season swimming, a child-friendly yard with in-ground trampoline and plenty of internal living space inside and out, the family not only survived lockdown, but thrived in their beautiful home.

“It’s been awesome,” she said.

And then there’s the location. The peaceful and close-knit cul-de-sac is set one street back from the waterfront, and is within easy walk of Tunks Park.

“We had been looking for the right site for well over two years and we found it on a beautifully square corner block in Moray Street, which allowed for three sides of light in our sky homes.”

Graya™ director Rob Gray said Maison’s location and design would make it a landmark building that people would recognise for years to come.

“We were so happy when we found our site,” Mr Gray said.

“The corner lot makes the floor plans extremely efficient and liveable, unlike many of the dark and compromised floor plans you see time and time again.

“We feel many people are missing the market by not truly delivering what their end occupant wants in regards to design and lifestyle. We have long careers ahead of us, but we know this will be a flagship project that we have put everything we have into.”

Lead agent Matt Lancashire of Ray White New Farm said the developers had chosen one of the best river roads in New Farm.

“Moray Street is such a sought after address that people will pay a premium for,” Mr Lancashire said.

Designed by architect Joe Adsett, Maison is set to offer apartment living with the same spatial qualities and character of a home.

The nature-inspired development has landscaped planting wraps, which cascade along the curved façade, providing privacy for each residence.

Development approval for the project was granted by Brisbane City Council last month without appeal within the Planning and Environment Court, which Mr Gray said was a reflection of the extensive community consultation undertaken in the lead-up.

Maison will be launching to the market in the coming weeks.

And we can expect more where that came from, with Mr Gray revealing Graya plans to go down the multi-residential path more often in the future.

Graya has built homes for Broncos captain Darius Boyd and his wife Kayla, former Wallabies captain Stephen Moore and rapper Example and his model wife, Erin McNaught, among other high-profile names.

Main river COVID-19 cash splash pushes $80m

ALMOST $80 million in prime main river real estate has changed hands on the Gold Coast in the months since the COVID-19 crisis began, with two major sales bumping up the tally this week.

An unnamed buyer has signed a contract, believed to be shy of the $8 million mark, on a prime riverfront holding at 1-7 Cannes Ave, Surfers Paradise.

The deal comes hot on the heels of the $12.5 million paid by a Melbourne couple for 249-255 Monaco Street, Broadbeach Waters which went unconditional on Tuesday.

Confidence at the top end of town is at an all time high, with local and interstate buyers lining up to stash their cash in bricks and mortar on the Gold Coast.

“We are having our best month in the past seven years,” said Amir Prestige principal Amir Mian, who closed the Cannes Ave deal with Alex and Victoria Fleri.

“We’ve done $52 million in sales in the last 10 days alone.”

The 600 sqm residence is the biggest on Cannes Ave.

The house design was considered ahead of its time when built in 2000.

The enormous 600 sqm house, built in 2000, is the biggest in Cannes Ave with 42.3m of Nerang River frontage on a 1658 sqm block bordered on one side by parklands.

Records show the property was sold by Fengliu Wu, who acquired the estate at a cost of $3.888 million in 2012.

Marketed as having future redevelopment potential, the prime parcel sits just up the road from the Cannes Waterfront Living project where 85 per cent of the 96 units have been sold as construction begins, with price tags ranging from $579,900 to $2.55 million.

“There was a lot of interest locally in [1-7] Cannes, as well as from Sydney and Melbourne, because it is a unique property with development potential,” said Mr Mian.

The recent sales add to a growing tally of $2 million-plus prestige properties directly fronting the Nerang River which were sold or settled between May and August.

Earlier this week, the $12.5 million contract on 249-255 Monaco Street established a new main river record, topping the $12.45 million sale of 15 Southern Cross Dr, Cronin Island in June.

A grand main river estate bordering the Gold Coast Botanical Gardens at 108 Cabana Boulevard, Benowa Waters was passed in at auction on Wednesday.

Two of the six registered bidders are now negotiating on the four-bedroom residence on 1833 sqm which has been listed for offers over $3.15 million.

Renders of the property show the couple will be able to entertain in style with a wraparound house design seamlessly integrating the inside and outside.

In a post to social media this week, Graya said; ‘The use of intricate latticework, green veils, and a neutral colour palette will create a relaxing and aesthetically beautiful space’.

Records show the Boyds paid $1.205 million for the site on which the home is being built.

The home’s interior design will be done by Kayla herself, who has her own business, Row Interiors.

The Boyds are repeat clients of Graya’s, with their last home in Hendra also by the builder brothers.

But this house, which is predominantly white, is very different to ‘Hendra House’, which was black and striking in features.

The retiring Broncos legend and his wife sold the property at 78 Harding Street for $1.86 million earlier this year, just weeks before the COVID-19 lockdown.

Most viewed homes this year

446 Maleny-Kenilworth Road, Witta, has been the most viewed house in Queensland and the fifth most viewed in the country this year

A country retreat in the rural town of Witta in the Sunshine Coast hinterland, has topped a list of the ten most viewed homes in Queensland for the six months to June on realestate.com.au.

It also ranked number five on the list of most viewed homes in the country over the same period. The property, first listed in May for $785,000, is now under offer.

A five-bedroom Hamptons-style, new-build home at 12 Watson Street, Camp Hill, came in second on Queensland’s top ten list, and also ranked eighth with property hunters across Australia. After being listed in April it sold in June for $1.786 million.

Other properties that made the list range from a seven-bedroom Hollywood-style mansion in the Brisbane suburb of Chandler to a new-build coastal home within a boutique development on Hamilton Island.

Only one listing, 30 Arlington Street, Coorparoo, remains on sale, with five others having sold and the rest all under offer. Arlington Street went on the market in March and is seeking offers of more than $2.5 million.

Nerida Conisbee, the chief economist for REA Group, said the most viewed properties genreally tend to be in suburbs with good house price growth, and the fact that most were sold indicated that there was still money around despite COVID-19.

“It seems to be that people are looking for that escape or properties with room to move.”

She said the prevalence of the Hamptons-style home in Queensland’s top ten list was also no surprise as it is a firm house-style favourite in Queensland and New South Wales.

Yet location and looks are not the only things that can help boost a listing, Ms Conisbee said, a unique marketing campaign could also make all the difference.

“The most viewed house in Australia was in Sydney but it had the most amazing marketing campaign, with a guy doing a funny video,” she said.

“It will attract a broad target market because it could be an existing vigneron who has a lot of vineyards and wants to go up the supply chain and process fruit for their own brand and market that way.

“It’s quite a large processing facility and it could also process fruit to go into the export market, so it’s a really good asset for that.

“As it is leased, investors look at buying in – it lends itself to quite a few different types of buyers.”

Mr Altschwager says the vineyard’s location is an enormous drawcard.

“It’s pretty close to Coonawarra, Wrattonbully and some really high profile good quality regions and the access to fruit is quite good, and it’s also not too far from the Riverland as well, so if someone wanted to pull fruit from other regions, they can too,” he says.

Rooster Jake Friend lists Randwick apartment to be prepared for looming ‘opportunities’ next year

Sensing there will be a few bargains to be had next year, Roosters star Jake Friend has put his Randwick apartment with panoramic city skyline views up for sale.

The stylish two-bedder with two-bathrooms and double garage at 12/105 Frenchmans Road — which also has Centennial Park views — has a $1.5m price guide for a September 16 auction with LJ Hooker Double Bay’s David Malouf.

“I thought rather than increasing our debt, I’d rather have money to play with because there could be opportunities next year,” Friend, 30, told the Wentworth Courier in an exclusive interview.

“Because of the virus and people having to survive on Jobkeeper, if that does stop, people may have to sell.

“It’s hard to tell, but for myself I prefer to be in less debt and have money to work with.”

CoreLogic records show Friend bought the apartment for $1.32m three years ago.

He and his fiance, Jenna Kallin, lived there for the first 18 months and then did a major renovation.

A few smart minor structural changes were ingenious.

They created a loft study or reading room, by adding a wall along the side of a stairwell.

And they improved the master suite by creating a walk-through wardrobe leading to the ensuite.

“And basically we updated everything,” Friend said.

The apartment has been extensively renovated since Friend bought it for $1.32m three years ago.

It now boasts up-to-the-minute luxury finishes.

“This was our first project, now it’s time to move onto the next one.”

The couple currently own and reside in Drummoyne — renting out the apartment for $1050 a week recently CoreLogic shows — but they’re now contemplating their next property move, possibly a house or a semi.

“We’re not sure yet,” Friend said. “We’ll see what we get for this, and there’s a bit of work to be done at Drummoyne so we’ll possibly do something there.

“But the goal is to get some money in the bank and see if any opportunities come up in the near future.”

Both bedrooms also open to a balcony.

There are two marble bathrooms.

Friend also owns the Randwick cafe High St Society, with two others: Underbelly actor Les Hill and mate Dave Martin, who also owns another eatery, Coogee Courtyard.

In April, there were reports indicating he was worried he may have to let some of the eight staff go because of the pandemic.

“It’s now ticking along nicely,” Friend said. “We’ve actually done pretty well, being across from the hospital during this period with plenty of nurses and doctors coming to visit.”

His contract with the NRL premiers runs out this year, but he’s confident of re-signing with them in the near future. “I’m hoping to over the next month,” Friend said.

INTERIOR designer Anna Spiro has sold her Stradbroke Island beach pad in a surprise deal that even includes the cutlery.

The two-level home in Dickson Way, Point Lookout, was not even on the market when a local couple from Brisbane made an offer.

“I wasn’t really thinking of selling, but I was thinking of buying a new property over there with a view, as mine had no view,” Ms Spiro said.

“I called (a real estate agent) and within five days she had sold it, with everything.

“It was all a bit of a whirlwind and really did take me by surprise, but I am really excited about the new property I’ve purchased, which will be a fun new project for me.”

Ms Spiro plans to renovate her new property on the island, which will be a “bit different” to her signature bold and brave designs.

Think “more minimalistic, but still very cool and interesting” — if she can restrain herself, that is.

Olivia Cole of Dolphin Real Estate, who found the buyer for Ms Spiro’s property, said she was still receiving enquiries about the three-bedroom home, which was within metres of Home Beach and Adder Rock.

“Anna mentioned casually to me that she might consider selling and within two days, I had six groups of buyers through and it was under contract within three days,” Ms Cole said.

“There was a huge amount of interest in it. I mean, who wouldn’t want an Anna Spiro house?!

“It sold fully furnished, right down to the cutlery, and was decorated to within an inch of its life.”

Records show Ms Spiro bought the property for $635,000 in 2004.

The acclaimed designer has also just put her bayside family home of 10 years on the market.

maintains all its heritage features, which Ms Spiro said made it special and rare.

She said she fell in love with the house after stumbling across it by accident.

“I was lost and I ended up on Roger Street when I spotted the house. I was only young but I was just blown away by it,” she said.

“Ten years later I returned to the area and I saw it was for sale. That is when I knew I had to have it. It was fate.”
