A historic Aspendale property with its own boat building shed and slipway has sold to a high-profile sailing family.

The 1 Bowman Street home, believed to have housed Victoria’s first boat hire business, sold for an undisclosed figure at the top of its $3-$3.3m price guide.

The buyers were Stewart Rose — who campaigned to represent Australia at the 1996 Olympics and claimed a number of national titles in the sport including junior sailor of the year in 1996 — and his three-time Sydney Hobart Yacht Race-contending wife Kerryn.

Vendor Margaret Allnutt’s family started the boat hire business on the edge of the Mordialloc Creek in 1938, with her late husband Dave building boats at the home from the 1970s.

Ms Allnutt will now downsize from the 1106sq m property that has 28m frontage to the creek, a slipway, boatshed, pool and pool house, a three-bedroom main house and a double-storey unit complex with another two residences.

The home comes with extensive water frontage to Mordialloc Creek.

“I keep pinching myself at the timing of it,” she said.

“But I couldn’t be happier, really. I got the price I wanted and people who will keep the house and will do some of the repairs that need to be done.

“I will miss looking out of my kitchen and lounge room windows and seeing the water and the boats, it is an ever changing scene.”

The buyers are looking forward to maintaining the property’s boating heritage, with Ms Rose saying this would be their “forever home” and a wonderful place for them to teach five-year-old son William to sail a dinghy they have bought for him.

“When you see a property like 1 Bowman come on the market, it’s so unique you know it’s a once in a lifetime opportunity,” she said. “And the history there is part of the appeal. But we’re also happy it will let us continue to explore our interest in sailing and boating.”

Buxton Mentone director Matthew Cox said it had been one of the most challenging sales of his career, with a number of government departments involved due to the waterway, as well as COVID-19 causing issues, but in the end three buyers had made offers.

The pool house embraces the name on two fronts.

Mr Cox said a further six had abandoned plans as a result of COVID-19 biting their businesses.

“It was a real mixed bag including a developer looking to build multiple homes on site and people who were looking to change the zoning to have a bit of retail there,” he said.

Sellers list much loved Epping house with no reserve to ‘pay it forward’

In the dollar-signs-in-their-eyes, flip and sell, asset-collecting world of the Sydney housing market, one family has decided someone else’s dream is worth more than their own wallets.

So they’ve put their Epping house up for auction without a reserve price.

It’s got an estimated value of about $1.5 million, but without a reserve Steve and Josephine Hantos would have to hand over the keys for as little as $1 if it is the only bid placed.

The couple want their four bedroom house to continue to be a home to happy memories, to “pay it forward” after getting lucky in business and investments. .

“We want the house to sell for a record price. Not a record high — the other way,” Mr Hantos said.

The family have a sentimental attachment to the property after living there for 15 years and would be “sad” if it sold to a developer who knocked it down, he said.

“We want another family to come in and make it a home,” he said. “We’re hoping that doing this will draw more of that kind of buyer or even steer it toward a first homebuyer.”

Comparable sales near The Third Ave home were about $1.5m.

Selling agent Catherine Murphy of The Agency said she had never encountered a seller who tried this before.

Reserves are usually used to protect the sellers in the event of low bidding as it stipulated a minimum amount conditional for the sale.

But the lack of a reserve on the house on Third Ave will mean the sellers will be unable to negotiate the price or shape the outcome in anyway.

“The sellers are being incredibly brave,” Mr Murphy said. “No reserve means they have to accept whatever is offered, even if theoretically it’s just $1.”

The couple are throwing in their appliances as part of the sale.

The estimated value of $1.5 million is based on a normal selling campaign, comparing it to similar property sales, but the outcome of the auction would be impossible to predict, she said.

They’re also throwing in their Smeg appliances, including a fridge, dryer, washing machine and other household items, to sweeten the deal.

Mr Hantos said his family were moving to Beecroft but he felt sorry for younger families seeking homes. “I feel so bad for people starting out and trying to get in the housing market. COVID has made it even worse.”

Cooley Auctions director and auctioneer Damien Cooley will be calling bids on the property when it goes to auction August 22 and said the sale was getting people excited.

Family going to auction without reserve

The couple have owned the home for 15 years.

“It’s going to be really interesting,” he said. “It means we’re selling regardless of what’s offered.”

But bidders may still have to be realistic because the level of competition would dictate the bidding, Mr Cooley said.

“If it’s going really low, if it’s $25 or something like that, I’ll be wishing I registered … but it’s definitely not going that low.”

The property power couple have listed their unrenovated investment property at 13 Mountain Street for $600 a week.

It’s a significant price drop from their previous asking rent of $690 and $650 since 2018, according to CoreLogic.

The two-bedroom terrace is yet to be updated by Knowles and Barker, who recently moved to a 1960s Byron Bay beach house they bought for $2.3m last year.

They bought the South Melbourne pad for $1.42m before they left the city in May 2018. ASIC documents name Barker as the owner of the property.

Belle Property South Melbourne property manager Natasha Coulloupas said she could not comment on the listing or the landlords’ identities.

But the agency is marketing the property as “immediately impressive with its high ceiling and wide hallway … drenched with natural lights and perfect for an easy and low-maintenance lifestyle”.

The property is also listed as pet friendly.

Knowles has modelled for major Australian companies including Myer, Aveda and Land Rover Australia since comedian Dave Hughes splashed out $3.067m on their Block creation in Elsternwick.

NORTH Lakes couple Valentina Burgess and Carl Snowling have won $20,000 toward the purchase of their new home as part of Australia’s first Best On Show event to give cashed up buyers exclusive access to some of the best residential developments currently on the market.

Carl Snowling and Valentina Burgess will now decide whether to use the prizemoney to buy into one of the developments in the Best On Show event or donate the $20,000 to the Courier-Mail’s Children’s Fund.

Renters could save hundreds by moving to nearby bridesmaid suburbs.

Tenants across Melbourne could save hundreds of dollars a week by moving to nearby bridesmaid suburbs.

And after a recent survey found many tenants financially impacted by the coronavirus crisis did not receive adequate rent reductions, moving down the road could prove a money saver.

Vastly different rents are on offer in the Mornington Peninsula, with houses in off-the-radar suburb Tootgarook leased at a $378 weekly median — far less than blue-chip Portsea, which costs 145 per cent more at $925 a week.

Realestate.com.au chief economist Nerida Conisbee said tenants might miss out on the beautiful Portsea home, but they’d still enjoy access to the beach, lifestyle perks and save big bucks by renting in a nearby bridesmaid suburb.

A grand rental at 7 Wimbledon Court, Portsea is on the market for $1850 a week.

This smaller home at 55 Highbury Rd, Tootgarook has an asking price of $500 a week.

“In the knowledge that you’re probably never going to get the same price, you can enjoy some of the amenities that the blue-chip suburbs enjoy,” she said.

Closer to the city, rent jumped from $500 in Burwood to $950 for nearby Canterbury, while Flemington’s $550 median house rent was well below the $880 for Parkville in the inner north.

Hocking Stuart Yarraville director Leo Dardha said demand for Parkville rentals was strengthened by “flow on from Carlton.”

“(Parkville houses) are larger accommodation, therefore creating higher yield and capital growth,” Mr Dardha said.

“Flemington is heading further northwest, so there’s that density with more apartment markets.”

Time for a change?

There’s a four-bedroom house at 170 Liberty Parade, Heidelberg West that will set a renter back $700 a week.

While a three-bedroom home at 3 Killop St, Alphington is on the market for $850 a week.

In the inner-north, the average tenant in Heidelberg West paid $370, compared to $695 for nearby Alphington.

Collings Northcote head of property management Caleb Pikoulas said Heidelberg West represented great value, with new construction replacing old housing commission stock.

He said some buyers were put off by the slightly longer commute in the suburb, which was not on a train line.

In the unit market, Gardenvale’s median rent of $310 was almost half the $593 in affluent Brighton.

An average Kingsville unit cost $318, well below the $450 cost in Spotswood.

“Kingsville is populated with those older-type flats — that’s the No. 1 factor,” Mr Dardha said.

Clunes: Landmark Hillcrest House poised for town’s first $2m sale

9 Hill Street, Clunes has hit the market following an impressive reno.

A landmark, hilltop residence is poised to shatter Clunes’ property price record after being reinvigorated by a renovation worth well above $1m.

McQueen Broadhurst director Kim McQueen said there were “very few properties of (Hillcrest House’s) calibre in regional Victoria”.

It’s accordingly priced at $2.68m — a figure that, if achieved, would see 9 Hill Street easily become the most expensive piece of real estate to change hands in the gold rush town, surpassing a 66ha Beckworth Court Road property’s $1,755,072 sale.

The owners added an extension comprising 13,000 recycled hawthorn blue bricks.

Ms McQueen said a rush of Melbourne buyers were already seeking to secure Hillcrest House as a permanent residence or holiday home — a trend she had seen in several historic Victorian towns since COVID-19 kicked in.

“It’s like the whole of Melbourne wants to move to the country,” Ms McQueen said.

“A lot of people have always dreamt of moving to the country, but they’ve never been able to because they work full time in Melbourne. Now many people will no longer be in offices five days a week, they can pursue that dream.”

The residence now features a luxurious and cosy interior.

Handmade light fittings are a design highlight.

The house features two AGA ovens, both worth about $18,000.

Clunes had the added benefit of being on a train line to Melbourne, close to Ballarat’s esteemed private schools, world-renowned for its annual Booktown Festival and so picturesque it was regularly used for film and TV shoots. The town is perhaps most famous for appearing in 1979 cult film Mad Max.

Ms McQueen said the town was also catching the attention of property hunters who had been priced out of increasingly expensive Daylesford.

She said Hillcrest House was “almost derelict” before the owners’ two-year overhaul, which involved restoring the original part of the property, adding a modern extension and landscaping the 3042sq m block.

It features formal and casual living and dining spaces.

The vendors sourced 13,000 recycled hawthorn blue bricks for the new wing, used recycled timbers from the old Port Melbourne pier for the pergola, and imported wrought-iron gates from France.

Two AGA ovens worth $18,000 each, Italian tiles, handmade light fittings, 100 per cent Scottish wool blinds that are “like blankets”, and hydronic floor heating are among other luxury inclusions, while solar panels and battery storage keep the home’s bills low.

The vast grounds feature a fruit garden that yields quinces, peaches, plums, nectarines, lemons, limes, oranges and apples, along with vegetable beds and a daffodil walk. They’re kept lush via an automatic sprinkler system that sources water from an on-site bore.

The historic town of Clunes is increasingly catching buyers’ eyes.

Ms McQueen said the vendors — who owned leading Daylesford accommodation business Dayget, as well as an old Clunes pub — had called the double-storey “grand country house” home while renting out the top floor to holiday-makers.

There are living spaces, bedrooms, bathrooms and kitchens on both levels.

“The zoning is amazing,” Ms McQueen said. “It’s incredibly warm and cosy.”

Also on the market is a historic “station master’s residence” the vendors bought on eBay to save from demolition and transported to Clunes to run as holiday rental The Lodge under the Dayget umbrella.

This house at 4 Smith Street, Clunes, is on the market, after it was transported to the town from Williamstown.

The residence has functioned as popular holiday rental The Lodge.

The Smith Street house has a $690,000 asking price.

The 1904-built weatherboard was cut in half and driven about 135km to Clunes, where it was put back together over two weeks on a 1005sq m block at 4 Smith Street.

Owners James Hardy and Jack Hastings told the Herald Sun last year they then spent nine months renovating the three-bedroom house, retaining period charm in the form of stained-glass windows and doors, 4m-high ceilings, metal lacework, hand-carved fretwork and mantelpieces, cast-iron fireplaces and polished floorboards.

Belle Property Daylesford’s Angela Flowers has the listing with a $690,000 asking price.

They have teamed up with former Moran Health Group chief, Dr Shane Moran for the project. which is under construction and will comprise 34 two and three-bedroom luxury apartments.

Dr Moran said he was surprised to learn how popular the project was nationally.

“Our phones have been running hot,” he said.

“We’ve been fielding a lot of inquiries and secured some strong sales which has put us ahead of expectations. I think the current environment is certainly focusing people on looking for a safe haven for themselves or their parents.

“People preparing to retire are thinking about how they move to this new stage of life and maintain independence but still stay connected and part of a community; and adult children are wanting the best care and environment for their elderly parents. They also know we’ve been in the industry more than 60 odd years so there’s definitely a significant sense of comfort in that.

“Buyers are looking for a balance of all of these things in new generation retirement living – we’re offering that plus the back-up health services and assistance.”

Dr Moran said the development was well ahead of targets in terms of off-the-plan sales, and they are expecting a sellout before construction is completed.

“In particular there’s been a tendency toward the larger, higher-end apartments and they have been most in demand, bearing in mind we’re still off the plan,” he said.

“As we get closer to completion we’re seeing interest build as it’s easier for people to visualise.”

He said construction was tracking well and was on target for a late end of year completion – around November/December.

There are still a number of two-bedroom plus study apartments available from around $1.2 million, up to more than $3 million for a three-bedroom apartment.
